We estimate that a timber frame home will generally cost roughly 20% more than a conventional stick built home. The differences will be obvious in the long term energy savings and the unsurpassable beauty and warmth of your timber frame home. Additionally, your timber framed home will still be standing for generations!
Finished prices for a completed timber frame home can vary greatly depending on the design and specifications of the structure. Complete home pricing will depend upon your region, quality of your doors, windows, interior, general contractor, and your personal preferences.
The Timber Frame
A portion of the home price is utlized to handcraft and raise your timber frame. You can expect this portion of the price to start at approximately $30 per square foot.
This is an approximate price based on a planed, chamfered, white pine frame. The exact price of your timber frame project will vary according to the complexity of your timber frame and the wood species chosen.
Structural Insulated Panels
Enclosing your timber frame with SIPs or Structural Insulated Panels will make your home one of the most energy efficient on the market today. The typical cost for Structural Insulated Panels is roughly $15 to $20 per square foot of living space. This would be in addition to the cost of the timber frame structure. The benefits of the SIP’s will long outweigh their costs by making your home highly energy efficient.

Depending on your needs we can provide pricing for the timber frame portion only OR a timber frame and SIP package. Timber frame only pricing begins at $30/sq ft as noted above. Our package pricing ranges from $50 /sq ft and up depending on your design and desired species.

Factors to consider in Determining the Cost of Your Timber Frame Home
Species of Wood
Generations Timber Frames can handcraft your timber frame from White Pine, Red & White Oak, Western Red Cedar, and Douglas Fir. Whte Pine and Oak are more common in our region which keeps their price lower than Douglas Fir which is shipped from the west coast. They are all beautiful species and your personal taste will determine which you would like to see in your home.

Complexity of the Timber Frame Design
If your homesite will have great views, you probably want to showcase that with tall ceilings and plenty of windows to frame the view. A recent Generations Timber Frame home called for a 32 foot peaked ceiling in the great room. This, of course would be more expensive than a traditional home floor plan. Feel free to fax or email your rough drawing of what you would like for your floor plan and we can give you a rough estimate based on that information.
Interior Finishes
How you finish your home will have a large bearing on the cost of the completed project. Your choice of doors, windows, flooring, countertops, cabinetry, appliances, and tile work can all dramatically increase your building costs. These are all options you will consider with your general contractor for the completion process of your new home.
